About this site

Who drafts and approves our guides, the sources each must cite, how often each is reviewed, and how a mistake is put right.

What Owlsby is

Owlsby gives the facts on any home in England and Wales from its address, each with its source and date, and guides that explain the rules and figures behind them.

Who makes our guides

Each guide is drafted by Deeperer, an AI research tool, working from primary sources. Our editor then reads every guide and approves it before it publishes - none publishes without that. Owlsby publishes the guides, and no person is named as their author.

The sources a guide must cite

Every fact in a guide comes from a primary source, and the guide links it: the law itself on legislation.gov.uk, the government's own pages on GOV.UK, official figures from bodies such as the Office for National Statistics and HM Land Registry, and a council's own pages for its own rules. A news story, a blog or another company's summary is never the source of a fact.

How often a guide is reviewed

Each guide shows two dates. Last updated is the day what it says last changed. Last reviewed is the day our editor last checked it was still current. We review every guide at least every 90 days, and a guide not reviewed for 90 days says it is being reviewed.

How a mistake is put right

If a guide is wrong or out of date, email hi@owlsby.com with the guide and what's wrong. We check it against the primary sources and correct the guide where it stands: its address stays the same, and its Last updated date becomes the day of the correction.

Who answers for our guides

Lumman Ltd, the company that operates Owlsby, answers for every guide. Its registered details are on our Company information page. Nobody can pay to change what a guide says.
